Design

1) Getting to know you
Our sales and marketing manager will get to know you and learn what you’re looking for in a home. We can do consultations over the phone or via skype. Even better, let’s meet in person. Contact us and we’ll schedule a tour of one of our model homes.
Based on your needs, we’ll present you with options for floor plans and we’ll answer all your questions.
2) Floor plan, plot plan and initial specifications
Tell us what floor plan you like best and any alterations you’d like. Submit a rough drawing and plot plan illustrating the placement of the house on your lot. We can help guide you through this process.
3) First site visit
With over 30 years of building homes on the Island of Hawaii, Kavana Homes is intimately familiar with the incredibly diverse climate and terrain. Some lots have soft, deep soil, while others have dry lava rock. Our general contractor, Peter Vana, will visit your lot in the early stages.
4) Blueprints, final specifications and contract
At this stage, you’ve made your final decisions, and we’re ready to move forward with the key documents necessary to start construction. Both parties will sign the contract, blueprints and specifications.

At this stage, you’ve made your final decisions, and we’re ready to move forward with the key documents necessary to start construction. Both parties will sign the contract, blueprints and specifications.
Blueprint prices for a house up to 1,500 square feet:
- $1,000 using existing floor plans
- $1,400 for major modifications to existing floor plans
- Blueprint prices for houses larger than 1,500 square feet start at $2,050.

Build

1) Lot preparation and foundation
We clear the land and make it level to prepare for your house, driveway, individual wastewater system and, if needed, your water tank. We form, fill and grade, and the plumber installs his pipes prior to pouring your concrete floor. We termite treat to help prevent ground nesting termites. After our plumbing and foundation inspections, we pour the concrete. Your first payment is due after the material is delivered and our crews have started preparing the site, prior to pouring the concrete.
2) Framing
We build the shell of the house, including the walls, room partitions, windows and trusses. Your second payment is due after we've installed the roof.
3) Owner walk-through
This is the best time for you to meet with the general contractor to confirm your selection of floor coverings and paint colors. You also have an opportunity to walk through the structure with our electrician to discuss your needs. Let us know where you want to place your electrical outlets, phone and cable hookups, etc. Don't forget to ask our electrician about special requests such as chandelier hookups, exterior security lights or high voltage requirements.
4) Electricity and plumbing
The electrician and plumber will do the "rough-in," and from there, they'll complete the installation of electrical and plumbing systems.
5) Inspections
At this point, the house is ready to present to inspectors from the Hawaii County Building Division. They'll conduct three separate inspections: framing, plumbing and electricity.
6) Drywall
We install, tape and texture the drywall. Your third payment is due prior to painting.
7) Finish carpentry
We install cabinets, countertops, floor tile, lighting and bathroom fixtures, appliances, mirrors, medicine cabinets, baseboards and all the final trim. Upon completing the electrical, plumbing and building inspections, we order your permanent electrical service. Your final payment is due upon completion before you move in to your new home.
8) Notice of completion
We publish the notice of completion in the local newspaper to assure you that you have no outstanding balances on your home construction and there are no liens on your home.
